Fewer Homes Selling in Ottawa, But Prices Are Rising

THIS IS A MARKET STAT UPDATE FOR JANUARY 2025.

Home sales are down BUT the average housing price went up.

Compared to January last year, residential transactions in Ottawa sunk 4.2%

BUT the average sold price went up 5.8% to $670,258

This shows that less homes are currently selling, but the ones that do are going for more.

There are also more listings…

The current number of homes on the market has shot up over 50% since last year

Bottom Line:

It’s not the end of the world

The market is balanced, as it typically is early in the year

Buyers currently have more options but prices are still rising

Sellers need to price strategically to stand out in a growing inventory market
