What I’m about to share with you goes completely against the norm in Canada—especially in Ottawa.

When pricing your home, you should only list in $25,000 increments and avoid using the number 9 at the end of your list price. This will help you attract more buyers, get more showings, and gain more attention.

Look at this example:

You might think these changes are small or pointless, but here’s why they matter so much: On REALTOR.ca, Canada’s most popular real estate website, price brackets are CURRENTLY set to $25,000 or $50,000, making it rare for buyers to search outside those ranges. (Attached below)

Let’s say a buyer is browsing REALTOR.ca, with a budget of $750,000 to $800,000. If their dream home is listed at $749,900, they won’t see it because it’s just outside their search criteria. That’s a huge opportunity lost for that seller & buyer.

To attract as many buyers as possible, price in $25,000 increments. Even one extra view can make a difference and potentially lead to multiple offers.

This isn’t something I made up…

I have a mentor who sells a lot of real estate in the U.S., and this strategy is commonly used there. If you look at Realtor.com in Tampa Bay, Florida, you’ll see more listings priced in $25,000 brackets. (Attached below)
