3 Life Changing Negotiation Strategies for Buying or Selling Real Estate In Ottawa

Here are three of my favorite negotiation strategies for sellers that most agents don’t mention. These strategies can also be effective for buyers when applied correctly. 

  1. The Sneaky Buyer’s Agenda
    Many buyers don’t disclose that their move depends on selling their current property. If their property doesn’t sell by our agreed closing date, you won’t get paid, which can be a major problem if you’re relying on those funds to close on your next property.

I always verify a buyer’s situation and ability to close before they submit an offer.

  1. The “Small Fixes” Tactic
    Some buyers agree to a fair $ amount but then try to renegotiate after the inspection for minor issues. Without setting expectations early, they may push for a big reduction.

I make it clear from the start with the buyer: we only address major concerns, not small fixes.

  1. The Last-Minute Adjustment
    Buyers may ask for $ reductions if the appraisal comes in lower than expected.

I handle this by:

  • Setting clear expectations—buyers need to submit their best terms/price upfront no matter what the appraisal amount comes to.

  • I meet their appraiser at your property and provide a list of all your upgrades and a market analysis to prevent a low appraisal.

Bottom Line: A solid strategy starts before a buyer submits and offer. With the right approach, we can ensure a smooth process and sell your property on time.
