Price Reductions: How Many Homes Are Selling Below Asking?

I just listed a house that got conditionally sold in 1 day—you can check it out below. But today, it’s important to talk about how many homes are selling below asking price.
Most homes sell below asking because sellers and agents assume pricing high will attract an overpaying buyer.
But the truth? That’s not how the market works.
Currently, the list-to-sold price ratio is 98.3% (as of March 2025). That means a home listed at $800,000 will likely sell for around $786,400.
So, how many homes sell below asking in Ottawa? About 98.3% of homes end up below asking.
It’s actually rare for a home to sell at or above asking price but I make it easy with the right plan.
Imagine this for 1 second:
Your dream home just hit the market, and you really want it, but there are 3–5 showings booked, with multiple offers expected. What offer do we need to present to the seller in order for us to get an accepted offer?
A very strong one because too many people are interested, and negotiations likely won’t happen.
But compare that to a home sitting for 30+ days with no serious interest. We can obviously be more competitive when negotiating.
