What To Expect During A Showing.
Someone just broke the chandelier in our kitchen…
Okay—not actually.
But things do happen during showings, and it got me thinking…
Let’s talk about what really goes down—
whether you’re buying or selling.
Sellers spend hours cleaning, prepping, and making the place look just right.
Then they step out so buyers can walk through freely with their agent.
The seller leaves…
The buyer walks in.
What happens next?
Showings usually last around 30 minutes.
Shoes come off at the door,
then it’s a walkthrough of the living room, kitchen, bedrooms, and more.
They explore the main areas,
peek into closets,
and try to picture themselves living there.
Don’t worry—they’re not digging through your drawers.
But they will open bedroom closets and a few kitchen cabinets
just to check storage and condition.
But it’s not just that…
Every single buyer (and their agent) is paying close attention to the condition of the home.
Are the windows old?
Is the roof curling?
Are the floors scratched or carpets stained?
Is the kitchen outdated?
Is the basement finished?
Any leaks, cracks in the walls, or signs of water damage?
Is the water pressure low?
Any mold in the grout or around the bathroom?
They’re mentally running the numbers:
“What would it cost to bring this to our standard?”
For some, it’s move-in ready.
For others, the reno list is already building.
Now, agents aren’t home inspectors—
but most have a sharp eye for red flags and potential issues.
If their client loves the place, they’re already planning negotiation strategies
based on what they saw.
After the showing, the buyer decides if it’s offer-worthy.
Meanwhile, the seller—probably out for coffee, running errands, or right around the corner peeking and waiting for the buyer to leave—
heads back to tidy up for the next one.
Because you never know…
The next showing might be the one that seals the deal…
